Good News: Not too far from lake george village, about 15 minutes drive. The owners are very nice people, but they are clearly overwhelmed by the needs of this place. The foreign women working there were very nice and helpful.

Bad News: A tent in the forest would be comparable, if not more comfortable. The rooms are 20+ years old, with horrible broken furniture. Very musty and moldy smells, Windows are from daniel boone era and do not close very well, and no locks! Doors are the same, in fact, when I forgot my key in the car, a gentle push is all it took. Bathroom is horrible. Everything drips. Barely enough hot water for a 2 minute shower (if you are courageous enough to remove your clothes). 2 - 40watt bulbs in the room, I couldn't even read in the dim light. The carpeting is grungy and filthy. Towels were not changed, and nor were the sheets for the whole week we were there! Just ask them, they were comfortable saying the "manor" if eco-friendly. The floor of our cabin(?) was spongy and I was wondering if I would fall through and sleep with the critters below. Field mice are common there. If you are uncomfortable with nature, pick another place, there are bugs galore here, and they are in the rooms in abundance due to the gaps in the doors and windows. My wife hated it, and slept with clothes on head to toe. No alarm clock, no iron, no cups, no refrigerator (you have to pay for bags of ice), no amenities at all, except for some sorry towels and a tiny bar of soap. Yeah, they serve Starbucks, but you have to trek to the office and pay $1 a cup.

The grounds are not maintained, tall trees provide lots of shade and nothing really grows. Be careful walking around in the dark, you'll trip over roots and rocks.

Biggest disappointment was their lake access. You have to be very careful to walk down a treacherous trail of broken 50 year old steps to get to their "beach". Beach is 5 boat piers and a portion of sand no more then 6 feet wide between the last two! From there you can swim out about 15 feet. The only people in the "beach" were a few little kids all week. The website and phone calls were very deceptive. If it is lake you want, BWM is not the place. I do not think there was even a room from which you could see the lake, the place is so overgrown with trees and shrubs. We didn't bother to walk to the indoor pool, so I can't say anything about the color of the water.

Food: The food was okay, but not worth it and very few selections on the meal plan. If you have to stay here, save your money, do not get the meal plan and instead eat in the village or bolton landing.

Overall: The place is in need of a lot of repair. However, it was full, despite the warnings, and the owners do not feel the need to spend money fixing it up.

In all fairness, almost all the hotels in Lake george overuse the term "rustic" to hide their faults and any on the lake are pricey. They are mostly dumps. However, I would never stay at BWM again. You really have to be a "nature" person to tolerate it. You have been warned.

Upon entering our $100 a night half of a cabin we were greeted by a lovely musty and moldy scented odor. Once inside we found out that if both of us had to use the bathroom we would have to go find some leaves outside since we had very little toilet paper left on the only roll in the cabin! On top of that we would have a hard time washing our hands since there was no soap! Conviently enough the office was already closed for the night when we arrived. Once we "freshened up" we went to sleep on beds fit for people less than 5'-8" tall and pillows that smelled heavily of nicotine.
The next day, we were rudely awakened by the maid since there was no "do not disturb" sign to use. We told her to come back later, but evidently later meant never to her. We returned after an outing at 3 pm to find the entire parking lot was full because of a wedding at the hotel and we were forced to park in the muddy woods (literally). Once we tried to get back into the cabin, our key became stuck in the lock and we had to have someone take it apart to get it out. We then had to go get clean towels and toilet paper from the office since our room was never serviced.
We didn't venture down to the water as other reviewers did, but from what we saw from atop the hill there wasn't much of a beach. All in all this was the worst place we have ever stayed at.
Can't wait to go back!

My husband and i spent memorial weekend at the Blue Water Manor. All i can say is the place is awesome! The owners and staff will do anything they can to make your vacation the best ever. Great Nightlife (with live entertainment at nite in the blue moose tavern) Great food and friendly people. We already booked our next stay there for july. I Can't wait to go back!
Very disappointing - poor value

We went to Blue Water Manor with two other families. The trip was booked unseen by one of the other families. Our first "suite" was disgusting and we had to move. We did get moved to a slightly better location, but all of the rooms that our group had were old, musty and tired, to be kind. The doors had huge gaps to give the bugs easy entry. We had to leave notes to tell them what to clean or it wouldn't get done. The a/c were small, noisy window units, coupled with only full size beds made for a restless week. We had the meal plan and the food was decent, but we were gtting tired of the same breakfasts and overcooked peas & carrots every night for dinner. The property itself is in a great location and it's a shame they are not doing more - it has so much more potential - just cleaning up the overgrown bushes, fixing the railing and cleaning up the piles off broken up asphalt & logs would help make it look cleaner. The indoor pool/game room was scary - dirty pool, poor lighting, peeling paint & flooded floors were not inviting. The "game room" was made up of broken down video games sitting in puddles of water along with the decrepit ping pong table. The waterfront activites and the guys working down there were the only saving grace (though they need to throw out most of the broken plastic chairs) - they were very gracious and helpful. Even when the skiboat wasn't working (it's old and worn out, too), they tried to accomodate activities. The owners seemed to entertain their friends more than the guests and we felt like we were paying for their fun. The overall value is poor and I felt we were overcharged for what we received. There are many other nicer places and we toured a few of them so we know where to go next time. Look at other options in the area, you'll be much happier.
