Townhome very Nic

We stayed in a 4 bedroom townhome on the end. It was very quiet and clean. We felt like we were in our own home with no one around. The pool was nice, but not as big as it looks in the photos. Lots of kids, the pool could have been cleaner. The fitness room was okay, the equipment was old. We enjoyed the stay and would recommend it to others.

Great pool

We stayed at the Regal Palms in June, had a great time, the townhouse was clean. Spacious, but a fair walk to the pool, lacked outdoor table and chairs which was a bit of a pain. We went July 4th weekend so the resort was busy, some of the neighbours were a bit rowdy. The pool does suffer from a lot of outside visitors, which are not supposed to be there which makes the pool very crowded although the resort staff did try to rectify this by giving guests wristbands which didn't last 5 minutes in the pool. Internet access in the cyber cafe (tiny cupboard like room)was sporadic to say the least, $15 dollar an hour. Very poor value. Their internet always seemed to be down. On the whole, the resort is not too bad. Would probably visit again.

Best place to stay

We have stayed at Regal Palms Resort 4 times and I can honestly say each time we have stayed things have only got better. We stayed in a 4 bedroomed townhome booked through the owners (the same one each time)who where brilliant to deal with, a good price and the home was only a few minutes walk from the clubhouse(if anyone would like their contact details I would be happy to oblige).
There are a couple of things i would like to say regarding the other reviews/comments made.

1. The townhomes don't have private pools (so ignore comments relating to pool problems as these people are staying on a different resort not Regal Palms)
2. These homes are privately owned the same as pool homes, so why do people expect hotel conditions with people waiting on them? Stay in a hotel!!!
3. Orlando airport is 35 minutes away, Disney is 15 minutes, Seaworld is 25 and Universal 30. You are closer to Disney than the other parks but if you stayed on international drive you would be further away from Disney, you cannot have everything!!

The home we stayed in was spotless, the resort is a home from home conveniently located with the added attraction that when having a lazy day around the pool my children where entertained all day.
ALL this for $100 per night, you can pay that for A HOTEL ROOM, this is a 4 BEDROOM HOUSE!!!! Wake up people stop complaining!!!

p.s we have already booked for next year!!!!

Poor Customer Service!

My family stayed at the Regal Palms Resort in Davenport, Florida. There were NO smoke detectors in the townhouse that we rented. There was no lamp in the upstairs bedroom. The bed was broken. I sat down on it, and the entire bed flipped up in the air, and I fell off. (I weigh 140 lbs). The front door lock was broken on the door. Screws were hanging out of it. The carpet was dirty downstairs. Customer Service/ Manager was incredibly rude! When I complained about the $56 added fee for cleaning service (there was NO maid service), she was very rude... Almost shouting at me. I had already prepaid through Travelocity which is suppose to cover all hotel fees and taxes. Positives: The pool, large 4 bedroom townhouse, and was able to park our car right in front of our door!

I stayed in a four bedroom villa at Regal Palms for two weeks with my husband and two sons. Villa was fabulous,Guest services especially Ann really helpful. Lovely clubhouse and facilities. Wonderful transportation driver (James)to parks.Really friendly and helpful. No bad comments at all. I cannot understand the bad comments on this website. This was our first time in America and I am so glad we chose to stay here.Wonderful to come back to after hectic days at the theme parks.

Be careful...you get what you pay for!

I have just returned from a five night stay at the Regal Palms resort with my husband and our two young boys. I hope others can benefit from our bad experience.

There are two ways to rent a home in this resort: You can book through Regal Palms (which is what we did) or you can rent directly from a home owner (through CyberRentals or other vacation rental websites). We met several families who had rented their Regal Palms homes from private owners and they had MUCH better experiences than we did. If you're going to take your family to Orlando, this is a great place to be - good location, the resort pool is great, and it's so much nicer to be in a house than a hotel room. Just please learn from our mistake and don't book your reservation through a travel site (like Trip Advisor, Traveloicity, or Expedia) or directly with the Regal Palms reservation desk - rent directly from a homeowner.

Here's why:

We had three major concerns with our Regal Palms experience:

1) While the house was clean, it was very poorly maintained - the sliding glass door to our patio was off its tracks when we arrived so we couldn't go out to our pool. It took three days for our pool heater to become operational so our kids had to look at a pool they couldn't swim in! Our master bath shower drain didn't work and the toilet didn't flush, the ice maker didn't work, the coffee maker didn't work, etc. etc. etc. We even had a snake in our garage! I spent far too much time on the phone dealing with maintenence people - not something you want to do on vacation!

2) Everything inside the house was incredibly cheap. The beds were terribly uncomfortable, the sheets, towels and blankets were all awful, the furniture was flimsy. It was hard to relax in that environment.

This "bare minimum" feeling continues when you realize the extent of the "self catering" policy. We of course expected to supply our own food and personal items but we soon learned that you have to supply EVERYTHING on your own - toilet paper, paper towels, trash bags, kitchen / bath cleaner, dish washing soap, salt and pepper, coffee filters, kitchen sponges etc, etc. etc. You'll spend a fortune at the grocery store on your first day just outfitting the house with basic survival items and then you just leave it all there...what a waste! I saw several other guests ask the front desk for "emergency items" (a trash bag, a roll of toilet paper) and the answer was always "NO - you have to supply your own".

3) There is NO sense of customer service from the resort staff and management. On our second day, I spoke to the front desk about how dissapointed we were about the pool heat and the other maintenence issues we were having to manage. They were completely unapologetic and said there was nothing they could do and I would have to speak with Scott Kennedy - the resort's general manager. I called Mr. Kennedy every day of our vacation and was never able to reach him. I left several voice messages. I also tried to contact several of the people who work for him. I never received the courtesy of a response from anyone in resort management and the front desk staff were well trained to say 'there's nothing I can do - you have to talk to a manager". I would explain that I had been trying to talk to a manager but couldn't reach one and they would just shrug their shoulders. Very frustrating! I obviously wasn't expecting a refund but I would have liked to see them make some effort to make us feel better about how much time and money we wasted. Even just a heartfelt apology would have made us feel better.

The guests we met who had booked their homes through private owners had MUCH better experiences. We looked at some of the homes and they are much better furnished and maintained. They were also given a box of "starter supplies" so that they didn't have to buy all those products. They all said the homeowners they rented from were friendly and responsive - completely not the case with the Regal Palms resort staff.

I hope you'll learn from our bad experience! We have so little vacation time...I would hate for anyone else to waste theirs dealing with this terrible company when there's a way to enjoy the location but deal with people who actually know what it means to be in the service and hospitality industry. I didn't want to leave

I ventured into my trip rather hesitantly based on the number of poor reviews. However, I was more than pleasantly surprised and couldn't understand why people wouldn't like this place. Then again, you know what they say about opinions. First off, our townhouse was spacious and incredibly clean- perfect for accomodating all 5 guests. The pool was great-complete with a "mini" lazy river and watersilde. There were plenty of available chairs for sunbathing and the complete bar could be accessed through the side entrance of the clubhouse.
As much as I enjoyed Regal Palms, please understand that this is NOT a hotel. If you are opposed to buying some of your own supplies or doing laundry, then I recommend staying somewhere else. The location is slightly far from major parks but everything is well mapped out and easy to get to and if you rent a car, you're all set. The food at the restaurant was great and moderately prices as were the drinks. If you are looking for an inexpensive, clean and spacious place to plan a relaxing getaway, I would highly recommend the Regal Palms Resort at Highlands Reserve.

Good unit, horrible management

I rented diretly from the owner. Unit was similar to Holiday Inn, but the management was horible. Here is what I wrote to the owner.

I just wanted to write that although we were very pleased with your home but were very disappointed with the management service.

When we first arrived we noted a very strong oder on the bottom floor. We called the front desk and they did not have anything to help. I thought it was the carpet and explained I would purchase some baking soda or carpet fresh if they would send someone to vacuum. They agreed. I did just that in the morning the next day and when I arrived in the evening, nothing had been done. I called again. The front desk was confused and did not have any information. Then I learned that they would have sent someone to used the vacuum that was in the room. Well that vacuum was so full that the bag was hard as rock. The front desk in the evening was more of an help... they sent someone over to change the bag. When the maintenance person came over, he could not change it because it was so full. He said he would take it back to the shop and would get us a new one in the mean time. So we vacuumed ourselves and in a couple of day of putting down carpet fresher, the smell went away. Considering this fiasco we did not turst the cleaning services and considering we had kids, I got clearners myself and made sure bathroom, kitchen and floors were clean.

The other management problem was that there were items broken in the room and I reported the items to the front desk and they were never recorded. I called and personally went to the front desk. I saw Elizabeth write it down on a pad, but considering their track record I did not think it was going to get done. Guess what I was correct. When I checked out, Justin checked and there was nothing in the computer. So I gave it to him again and he ensured me he would put it in.

Liked it but ...

Myself, my husband, his sister and brother-in-law went to this resort. We very much enjoyed our stay however there were a few situations that we didn't expect:

- The condo was very nice however, since these are private homes owned by actual private owners, our condo did not have a phone. We went to the front desk to inquire and the owner of our townhome did not have a phone line nor phone put in the townhome. The front desk did not even have a payphone. So if we wanted to call home to check on things, we were left to either walk to the Publix or call from our cell phones (which had airtime of 2$ US per Minute).

- The internet access was 15$ per 60 minutes. We had to bring our laptop in for servicing prior to the trip and needed the internet prior to leaving to check on some travel arrangements and 2 of the 3 days when we wanted to use it, the internet was always down. However when I requested my money be reimbursed for the unused minutes, miraculously, they fixed the internet then and there...

- We had a mouse come in to our townhome. We went to the front desk to advise them and they advised us that they would have someone go in to lay some traps down but 3 days later, nobody had come and we managed to chase the mouse out of the condo.

- The pool is a bit deceiving in pictures. The pictures are not altered it's just that when we arrived there, we expected this extremely large pool with a big lazy river and were a bit dissapointing. There are lots of people in the pools with their floating devices, which took up a whole lot of the room in either the lazy river or the pools. We stayed in the smaller of the 2 pools due to the lack of room. If you want to use the pool, go immediately when it opens unless you catch a less busy day by the pool.

- Do not rely on the complimentary continental breakfast. There is basically 1 tray laid out with a few muffins and danishes. No coffee, juices, etc.

Overall, we had a great time but these little situations were not expected so the resort basically met our expectations but did not exceed them by all means. I know this is not the same as a hotel and basically a "home away from home" but the advertisement was a bit deceiving and do not expect the front desk to be the same as front desk at a hotel. You're basically on your own.

My aunt and uncle however booked a private pool home and we went to see them a few days (on the same resort) and they had a very nice pool. I would definitely stay in one of those due to the lack of space in the public pool.

Top Local Tips for Orlando

Pot Holes Be carefull with the pot holes that cover the roads. I hit one myself and the bill will cost me $500 plus to fix. Watch your step.

Trip from airport We did NOT rent a car as the resort has a free shuttle to the major themeparks. Price around for your transportation from airport to resort. We found that a privately hired Lincoln Towncar was more affordable than a Taxi!

Order less food! Order less food at the Berry Town Centre take-outs than you would in England. Our "standard" UK order fed us for 2 1/2 days!
