the only good thing about our stay at this hotel was the breakfast if you were lucky enough to get one. the hotel was dirty and smelt of fast food from the chicken cottage below, had no facilities for disabled and lift was very small, rats were running around the rubbish out side and our coach ended up with a £60.00 fixed penalty charge due to hotel staffs bad advice.had no microwave to sterilise babys bottles and road works just outside front door, meaning that the elderily party we had with us had about a five minute walk with their luggage to get to the hotel.this has put us off ever coming back here again.

Rude staff - No shampoo!!!!!!!

This hotel is in need of a refurb. Clean Rooms. Only soap - no shampoo! personally would rather have had that than a kettle in the room.
The breakfast was non exsistent,forget it- said Full Scottish Breakfast - there was nothing Full about it. On the counter were 4 bits of pale fatty bacon, some undercooked tomatoes, a pot of dried up scrambled egg and some greasy looking potato cakes. The cereal had all been eaten and the staff seemed to go out of there way to ignore you, so no toast was brought to us and four people arrived and had to ask for a table to be cleared and reset for them-Service without a smile!. We left and went elsewhere for breakfast. The room needed urgent redecoration and with that and the nasty looking food it was all a bit off putting.

Save your money and stay in a hostel

We weren't sure what to expect having read the other reviews and went with an open mind. Sadly the hotel lived up to the poorer reviews. It is in a great location and is very central but it's dingy, shabby and to be perfectly frank gives a terrible impression of Edinburgh if this is the standard of accommodation there. You arrive into an entrance way which makes Fawlty Towers look like the Ritz. We had to wait while staff buzzed about and didn't even acknowledge us. We then weren't give any instruction or directions as to where our room was, just handed a key and told nothing. We found out when breakfast was from other guests. The room itself beggared belief - crumbling paintwork on the carpet by the window, a huge stain of some kind on the ceiling, a tiny TV with 2 working stations. Had it not been for the fact that everywhere else was booked up for the festival we would have gone and rebooked an alternative immediately. Unwelcoming, dismal, shabby, tired, scruffy and seedy are the words that spring to mind. Breakfast was okay but I would genuinely tell people to save their money and stay in a hostel rather than paying for a hotel which the Osbourne has a cheek to call itself. We were very disappointed and would dissuade anyone from booking.

We booked this hotel as it quoted that it was quality budget accomm in the city centre. We were not very pleased withThe Osbourne at all. There were no mirrors in the bedroom, not good when trying to get ready for a wedding! The shower was like standing under a spray mist, trying to wash long hair was a nightmare!, we had bars on our non double glazed windows (as stated on there website) which led to a flat roof where we were met by a building sight and builders which starting swearing and shouting at each other by 8.30am. The breakfast was not that good either, a bit dried up after sitting under a hot plate for hours. The carpets were shabby with burn marks and the bedroom furniture could do with being updated.
All in all the place was grubby it could do with a complete refurb and a good clean, I would not recommend this hotel to anyone, pay a bit extra and stay somewhere decent.
As hoteliers ourselves we are amazed that The Osbourne has been awarded the AA two diamond grade because we cannot see that it would meet the required standards.
The photos on there website are very misleading.

Myself and 2 others stayed at the Osbourne Hotel for new years for 3 nights and we were pleasently surprised with our stay. After reading other reviews we werent looking forward to our stay but the osbourne hotel really delivered. Our room was big enough, we could of had two more in there! The bathroom was ideal and clean. The staff were friendly. The osbourne hotel is in a brilliant location and I would recommend this hotel for tourists on a budget! Overall our holiday to Edinbugh was brilliant and we have the osbourne hotel to thank for that!! Would definetly go back!

My wife and I along with 2 other couples booked into the Osbourne on the basis of their web site. Oh what a mistake ! We arrived early evening for a 2 night stay, too late for us to start to search for an alternative hotel. We did not expect too much for the price, but the first room we were given was absolutely disgusting ! The fixtures and fittings were worn out, the bathroom was falling apart and was filthy. After complaining we were offered an alternative room which was marginally better, our friends also refused to accept the first room they were given. In the end we negotiated a sustantial discount and stayed for the 2 nights. If we had had the time we would have walked out but that would have spoilt our short break in Edinburgh. My advice -- is find somewhere - anywhere - else.

This seems to be a cheap hotel in a fairly central location and, let's be honest, you certainly get the quality to match. My personal bugbear is rooms that stink of smoke and 209? on the front of the hotel certainly did. This kind of set me against the place from the beginning, and to be honest things did not get better.

The delightful "iron was here" mark on the carpet, unsurprisingly by one of the few power sockets in the room, did not enhance the hotel's reputation in my book. It should have been fixed. On the other hand the basics were right. The bed was clean, the room was warm, and breakfast was pretty much OK.

The question is, did this overcome my scepticism. No. The bathroom was small and the shower took minutes to heat up, the towels were made of sandpaper equivalent, and there was also much grubbiness evident. The year zero radio alarm fixed to the wall would only tune to one station, and similar things were heard from others.

No matter how little you pay, your room should be in a reasonable condition. This one wasn't, and is probably indicative of the rest. What this hotel needs is to be completely and utterly refurbished. In the mean time if you want to stay in this area, save up and go to the Holiday Inn Express just down the street.

from all the negative comments, I was expecting a cheap hotel with dirty beds and rooms..I booked through LastMinute but they cancelled my room for no reason...after arriving, staff was very helpful and they offered us a 3 king size bedroom instead of a double bedroom..
the room was very clean, the shower was perfect, the staff were very friendly..
the location is great....just oustide the hotel on the right there are clubs, cinema, bars, restaurants etc etc...lovely place !!

breakfast was amazing...i had loads to eat...

all of this for only £54 !!!

The Osbourne is fine and good value!

I was a bit hesitant about using the Osbourne after reading some of the reviews here, but it was Central.. and what the heck...I was only going to be sleeping there one night, and the price was reasonable.
Sure, it's a bit run down, as are a lot of older Hotels in the UK, but the room was clean, the bed linen pristine and freshly laundered, plently tea and coffee making facilities and a little TV set.
The bathroom was clean, with plenty fresh towels, soap and spare toilet rolls.
The breakfast room was perfectly clean and pleasant and the breakfast consisted of a choice of fruit juices, cereals, toast, tasty bacon, fresh tomatoes and beans.
Contrary to what I had been led to expect from reading some reviews here, there was no musty smell, and the staff were quiet and friendly.
All for £35 in the heart of Edinburgh, 5 mins walk from Princes Street!
The Osbourne is perfectly adequate for the realistic traveller and I would use it again without hesitation.
I only wish I could find such great value in London!
Some folk expect the Ritz at a budget B&B price in my opinion....

The Osbourne Hotel, York Place, Edinburgh.
We have just "experienced" one nights stay at this hotel and words almost fail me. The whole place is ingrained with dirt and in need of some very serious TLC. We had to turn our shower off before we had finished showering because the tray would not empty ! We decided to give breakfast a miss and escape as soon as possible. The only plus we can give it is that our bedsheets were clean and the location is good, but at £80 per night for B&B its a complete rip off

We have just returned from staying in this hotel for the weekend. The hotel was the only reasonable priced accommodation I could find.but reading the other reviews I nearly changed my mind about staying. I found the hotel good and cheap and would stay there again. The hotel would need redecorated as it is years old but the rooms were clean, a good size, beds comfortable, sheets and towels clean. Plenty of heat, tea, coffee and sugar in te rooms. for the price and central location I thought it was very good and the staff very friendly and extremely helpful.

My partner and I stayed here overnight after watching the tattoo (which is well worth the visit).
Rooms in this hotel are in desperate need of renovation.We stayed on the top floor and the room, although spacious enough ,was very drab and the stairway leading up to the upper floors smells so bad.
Cleaners are only giving the rooms a `cats lick `so to speak ,as the remnants of the previous guests were still evident,empty cigarette packets under the television(very poor picture) and their evening meal reciepts, with credit card details was left on the bedside cabinet.
There is no bar service which for a hotel is quite unusual.However there is a small soft drinks machine just off the lobby downstairs,its reasonably priced.
Previous posters have said you only get what you pay for,this could be argued as some of the nearby hotels offer rooms for the same rates. We know, as we met some people at the tattoo who had better accomodation for the same price.
All in we found the staff very helpful, the breakfast average,the room not of a good standard.only stay here if desperate.

Dirty, Small, Smelly and not worth the price!

This hotel was a complete waste of time and money. The toilet was so small there was only a stand up shower with ... can you beleive? A smelly shower curtain covered in soap scum and mildew, I'm surprised the place wasn't condemned. The toilet itself you had to sit on sideways just to use it, because the front was positioned right next to the wall! The sheets made me itch for days and there was a very odd smell about the place. There was a tv... the only channel we could get was ITV, and there was no way to tune in any other channel.

Breakfast was the same, everything was cold and only beans, sausage, rubber bacon and scrambled eggs that were freezing.

I'd stay away from this place if at all possible!

Edinburgh can be expensive but make the most of the free attractions Even though I was born in Edinburgh I still find loads to do on a budget. My partner and I recently spent a full day in Edinburgh almost for free. We started at the Museum of Modern Art at Dean Bridge which is walking distance from the West End of Princes Street. We then walked along George street looking at some of the more unusual shops then climbed the Scott Monument (there is a small charge for this)before going to the High Street and Grassmarket area for a wander.
