The breakfast was non exsistent,forget it- said Full Scottish Breakfast - there was nothing Full about it. On the counter were 4 bits of pale fatty bacon, some undercooked tomatoes, a pot of dried up scrambled egg and some greasy looking potato cakes. The cereal had all been eaten and the staff seemed to go out of there way to ignore you, so no toast was brought to us and four people arrived and had to ask for a table to be cleared and reset for them-Service without a smile!. We left and went elsewhere for breakfast. The room needed urgent redecoration and with that and the nasty looking food it was all a bit off putting.

from pargirlAll in all the place was grubby it could do with a complete refurb and a good clean, I would not recommend this hotel to anyone, pay a bit extra and stay somewhere decent.
As hoteliers ourselves we are amazed that The Osbourne has been awarded the AA two diamond grade because we cannot see that it would meet the required standards.
The photos on there website are very misleading.

from zoonyThe delightful "iron was here" mark on the carpet, unsurprisingly by one of the few power sockets in the room, did not enhance the hotel's reputation in my book. It should have been fixed. On the other hand the basics were right. The bed was clean, the room was warm, and breakfast was pretty much OK.
The question is, did this overcome my scepticism. No. The bathroom was small and the shower took minutes to heat up, the towels were made of sandpaper equivalent, and there was also much grubbiness evident. The year zero radio alarm fixed to the wall would only tune to one station, and similar things were heard from others.
No matter how little you pay, your room should be in a reasonable condition. This one wasn't, and is probably indicative of the rest. What this hotel needs is to be completely and utterly refurbished. In the mean time if you want to stay in this area, save up and go to the Holiday Inn Express just down the street.

the location is great....just oustide the hotel on the right there are clubs, cinema, bars, restaurants etc etc...lovely place !!
breakfast was amazing...i had loads to eat...
all of this for only £54 !!!

from scotaroundSure, it's a bit run down, as are a lot of older Hotels in the UK, but the room was clean, the bed linen pristine and freshly laundered, plently tea and coffee making facilities and a little TV set.
The bathroom was clean, with plenty fresh towels, soap and spare toilet rolls.
The breakfast room was perfectly clean and pleasant and the breakfast consisted of a choice of fruit juices, cereals, toast, tasty bacon, fresh tomatoes and beans.
Contrary to what I had been led to expect from reading some reviews here, there was no musty smell, and the staff were quiet and friendly.
All for £35 in the heart of Edinburgh, 5 mins walk from Princes Street!
The Osbourne is perfectly adequate for the realistic traveller and I would use it again without hesitation.
I only wish I could find such great value in London!
Some folk expect the Ritz at a budget B&B price in my opinion....

from A TripAdvisor MemberWe have just "experienced" one nights stay at this hotel and words almost fail me. The whole place is ingrained with dirt and in need of some very serious TLC. We had to turn our shower off before we had finished showering because the tray would not empty ! We decided to give breakfast a miss and escape as soon as possible. The only plus we can give it is that our bedsheets were clean and the location is good, but at £80 per night for B&B its a complete rip off

from bigbird59Rooms in this hotel are in desperate need of renovation.We stayed on the top floor and the room, although spacious enough ,was very drab and the stairway leading up to the upper floors smells so bad.
Cleaners are only giving the rooms a `cats lick `so to speak ,as the remnants of the previous guests were still evident,empty cigarette packets under the television(very poor picture) and their evening meal reciepts, with credit card details was left on the bedside cabinet.
There is no bar service which for a hotel is quite unusual.However there is a small soft drinks machine just off the lobby downstairs,its reasonably priced.
Previous posters have said you only get what you pay for,this could be argued as some of the nearby hotels offer rooms for the same rates. We know, as we met some people at the tattoo who had better accomodation for the same price.
All in we found the staff very helpful, the breakfast average,the room not of a good standard.only stay here if desperate.

Bus Get on the blue bus outside tha airport £5 open return bus runs regular takes half hour but good value
Edinburgh can be expensive but make the most of the free attractions Even though I was born in Edinburgh I still find loads to do on a budget. My partner and I recently spent a full day in Edinburgh almost for free. We started at the Museum of Modern Art at Dean Bridge which is walking distance from the West End of Princes Street. We then walked along George street looking at some of the more unusual shops then climbed the Scott Monument (there is a small charge for this)before going to the High Street and Grassmarket area for a wander.
