Made to feel very welcome as soon as we walked thro the door, upgraded for 3 nights (honeymoon). Location 10 mins bus, 35 min stroll to city center. rooms very clean and everything you need, breakfast, great choice and plenty. Evening meal, great value..Cant praise enough.

Very comfortable stay for our short (5 day) break. Nothing was to much trouble. Loved the 4-poster and the breakfasts. Easy to get to Edinburgh centre by bus, goos stock of tourist literature. A hotel of great charm and ambience.

Crumpled sheets yes... dirty no!

From the moment you see the building to the tiniest detail, the hotel is beautifully stylish. The service is excellent with the staff being amiable and helpful. The atmosphere endeavours to make you feel at home and it really does work. Don't let the edge of the city centre location prevent you from enjoying a wonderful hotel experience.
As for the bedsheets....well why waste time ironing! I'm looking forward to getting into bed tonight after using their free wireless network to write this!
And I've not been paid to write the revew!!!

Excellent Stay at Top Hotel

My husband and I thoroughly enjoyed our stay here. We arrived to a warm and friendly welcome followed by a pleasant surprised when we were shown to our room - a beautiful 4 Poster bed and spa bath. Breakfast was beautiful and my husband made good use of the Honesty bar. Having free internet in the rooms also was a plus. This was our first time to Edinburgh and the staff were all so friendly and truely went out of their way to ensure we enjoyed our stay. We will definitely be going back to stay again!

Hotel let down by dirty bedsheets

The hotel location and price were super. The room looked clean and we enjoyed the day in Edinburgh, when we returned to the hotel that night I noticed the bedsheets looked crumpled, the bed had not been changed and was dirty. I complained and they were changed but the thought of this put us off and we left the next morning. It was probably an oversite but never the less it is not acceptable.

We spent 3 nights and hated to leave. Perfect combination of convenience and charm. Maggie, Heather, Sean couldn't have been more helpful. We were treated like old friends. A lovely lounge with fireplace, "honesty bar," and free wireless internet access. Newly redecorated rooms, ours had a king size bed. Restaurants are within walking distance, or a quick hop on a direct bus line. Perfect place to come back to and relax after a busy day.

Nice place, but a wee bit pricey

Nice place overall, about 10 minute bus ride to main sites of Edinburgh, but bus is very convenient accross the street. Location is a good choice if you do not want to spend the extra to be in the center city. We stayed 1 nite, room was in good order but located downstairs, was a bit musty, and a large window led direct to outside w/no screen, so could not keep it open to get fresh air and was questionable from a security aspect. Bath was recently redone and nice. I suggest a room on main level or upstairs. Breakfast room and sitting room both nicely decorated and food was good. Staff we encountered all pleasant.
My mom met up with us for 1 nite, stayed acroos the street at Kingsley Guest House which is rated 3 star, simpler place, but clean and she had a nice room for 1/2 the price. Both good choices depending on what you want to spend.

Disappointed

After reading all the excellent reviews about this hotel, my husband and I were disappointed. We tried to book it through Laterooms but they said we had to contact the hotel directly. When I phoned, the girl who answered said she was sure there was a room available for us but as she was not at the hotel she could not check the diary. (Very unprofessional). She advised us to book on their website but when we tried, it told us to telephone to book!
We went anyway and there was a room available but it was very small, quite dismal, but clean. We hoped to get dinner at the hotel but they didn't serve evening meals so we had to walk to a nearby restaurant. There wasn't even a hotel bar to sit in when we returned so we just sat in our room. There was a lounge but it had no atmosphere. Breakfast was average - nothing special and overall it definately felt more like a B&B or guest house than a 4 star hotel.

We are a small 4 star family run hotel and we pride ourselves on providing excellent service and a friendly 'home away from home' atmosphere to all our guests. We are at a loss to understand the comment about the hotel having no bar? Our elegant guest lounge and bar is a major focal point and we receive regular praise for such a beautiful room and cosy atmosphere. You need only to read previous reviews or view the photos on our website to see this. Regarding dinner not being available, we have never advertised that we have a dinner restaurant. We find most of our guests prefer to go out and enjoy the atmosphere in town as we are so conveniently located and the city centre is easily accessible. However we apologise that in this case, you would have preferred to eat onsite.

We are dissappointed the guests did not voice their concerns during their stay with us as we certainly would have welcomed their feedback and endeavoured to rectify these concerns immediately to ensure their stay was enjoyable. We would like to encourage them to please get in touch with us so we may discuss further and come to some resolve.

This hotel was a real find, so glad I booked here. The hotel itself is large and spacious. We had an executive double room with spa. The bed was king size and the room was contemporary and uncluttered.
The bathroom was large and clean and had complimentary shampoo/shower gel and soap. One weeny prob, we didn't have a plug for the bath but a quick phone call to reception and it was sorted in a couple of minutes.
Located outside the main area but plenty of buses brought you almost outside the door. Heather gave us a card with all of the bus numbers on to make it even easier.
As well as the room you had use of a comfy lounge with a fire and bar if you didn't feel like going very far after all of the sight seeing.
Edinburgh was an excellent place to visit for a weekend away and made all the better by the fantastic accommodation. Would highly recommend.

A nice home away from home

I arrived back in Edinburgh to round out my trip in Scotland and stopped at the tourist office where I was given a booklet with all sorts of accomodation listings. After checking out other listings I came accross the Kildonan Lodge Hotel and was so glad I did. It's a bit away from the center of town but has free parking and the bus line is right in front and takes 5 minutes to reach the Royal Mile.

My room was a good size and the bathroom as luxurious as the Caledonian Hilton which I had stayed previous to this. The manager, Sean showed me around and was so pleasant. After a long day of sightseeing I walked back to the hotel (not a bad walk) and enjoyed a night sitting by the fireplace in the communal lounge. The hotel also has satellite TV. The room was clean and they even place a decanter of whisky in the room.

I would definitely recommend this hotel to anyone travelling to Edinburgh. It is a deal for the amenities provided and the service. They only had a double room available but it was a deal compared to the others I had inquired about at 65 pounds sterling. Breakfast included.

We had an excellent 2 night stay, everything was just as expected and even better. Thanks to Heather for all her useful information and for the excellent recommendation for dinner. Would love to return with the children to have a lovely family break. Thanks once again for a lovely break.

We spent three nights of our holiday in this hotel and were very pleased. Had 2 rooms on the top floor, with bright clean bathrooms, and plenty of space.

The staff is very cheerful and helpful, allowing us to arrive early and giving us a place to sit after a long journey from Canada. The Scotish breakfast was very tasty, with plenty of fruit, cereal and yoghurt choices to go with it.

The beds were very comfortable, with extra pillows and soft sheets. Not much to choose from on the TV, and the WiFi is a bit slow, but at least the service was available.

If traffic noise is a problem for you, you may wish to ask for a room towards the back of the building, especially on the weekends, the Saturday night noise was a bit much. With the frequent buses it was a bit loud.

Overall a great place to stay, highly recommended.

We have just returned from a 2 night weekend bed and breakfast stay at this hotel. This hotel is situated one one of the main roads into Edinburgh about 1.5 miles from the centre of the city. With excelent public transport links into the city centre

Although the road is busy the hotel is set back so there is miminal noise from the traffic.

From the start we were welcomed into the hotel and shown where the dining room and the guest's lounge and shown to our well appointed 1st floor room.

The staff are very polite and very friendly and approachable

Breakfast was excellent with a good and well varied selection and plenty to eat.

Just a few points to note the car park was not secure although there was security lighting but no gates or cameras ( well i didn't see any ) and access into our room is possible through the bathroom window via the single story dining room roof.

Overall our stay was brilliant and will not hesitate to re book in the near future

Great Small Hotel

My wife and I stayed here with our daughter and one of her friends in 2002. We enjoyed our stay so much that when we went back to Edinburgh in August 2005 we booked with Maggie again.

When we return this will be the first place we check for availability.

Top Local Tips for Edinburgh

Suruchi Indian Restaurant Suruchi, on Nicholas St., which is on the way to Prince's St. from the Kildonan Lodge, is a beautiful Indian restaurant. The decor and atmosphere are very relaxing, the service is excellent. The staff were very polite and attentive, and when I asked for a replacement Coke because mine was flat, they obliged without fuss ad with many apologies. The food was delicious (we tried the Spicy Chicken and Nirvana Chicken dishes), desserts didn't disappoint either, and I definitely recommend the lightly spiced tea with a warm cinnamon flavour. A wonderful touch was that the menu was translated phonetically into the Scottish accent, and also provided in the Queen's English! Brilliant!

Hotel Mirror and City We were in room number 2. If you stay in this room, make sure that when the bathroom is steamed up, you look in the mirror - you will see a very scary effect on your eyes! -- If you go to town, climb up Arthur's Seat and Scott Monument for great views of the city, but avoid the ghost tours which are really expensive just for a guy in a suit jumping at you... - Another thing not to miss is Mary King's Close.
