My husband and I wanted to go and see jazz and blues during the festival, visit a few clubs and stay overnight, but thanks to the Frederick House hotel we were unable to do that. When we checked in the room we were allocated was a disgrace, everything in the room vibrated, we would never have been able to sleep with what sounded like a generator right under the floor. So beware if you are allocated a room on the ground floor, our room was No. 1. We had to just go have a meal and return home feeling very angry because there wasn't another room available in Edinburgh in our budget range.

Good Value For Money

Our group of friends statyed for the w/end in Frederick House and I have to say it was actually not a bad stay. On arrival the staff member wasn't exactly overfriendly but we were able to leave our luggage which was a great help, we arrived very early in the morning. The rooms themselves were basic but quite large and clean. The decor was terrible but the facilities were good, tv, tea/coffee maker, hairdryer, fridge and an ironing board with its own working iron! The cupboard also had its own trouser press! Power shower was fantastic but the shower curtain annoying. Very quiet hotel as there is no restaurant/bar so a good nites sleep was had by all. Breakfast was served across the street in a place called Ricks and was very good, even impressed the vegetarian among us!

Overall our stay was pleasant and comfortable. It does score some major points for location. Its right in the centre of everything and transport not a problem. Edinburgh itself is a fantastic city, would definitely visit again. Would stay at Frederick House again.

I have stayed at the Frederick House Hotel on a number of occassions whilst travelling to Edinburgh on business. The hotel is exceptionally clean and comfortable and the staff are very friendly and helpfull. Despite being in the centre of Edinburgh the rooms were very quiet at night.I stayed in the Hotel on five occassions over a period of 15 weeks for overnight stays and found that the staff remembered me and always made me feel welcome. The one downside is that breakfast is served in a restaurant opposite the hotel as there is no dining room, however the breakfast was adequate and the staff friendly. Staying at the Frederick House was like staying in a large family home rather than a "Hotel". I will certainly stay there again when visiting Edinburgh.

Good Value Hotel

We stayed at the Frederick House Hotel for 3 nights from Christmas Eve 2005. We mainly chose it for its great location as we were travelling with our 2-year-old daughter and wanted to be able to walk to everything with our pram. The room was okay for a budget hotel - it could have been a little cleaner but it was bearable. The bed linen and curtains were a touch worn and faded. On the positive side there was plenty of space for the cot which they supplied at no charge. And the room was nice and warm despite the cold weather.

Unfortunately the restaurant across the road where breakfast is served was closed on Christmas and Boxing Day so we were given a bag of basics (cereal, fruit, croissant, yogurt) and had breakfast in our room. On our third morning we did get to have breakfast in the restaurant which was very nice.

We had a couple of annoying incidents with the staff. We put the DND sign on the door while our daughter was having her afternoon sleep. They decided to disturb us anyway by phoning our room to see if we wanted our room made up.

Overall it was okay for a good priced hotel.

Good value for money. Room was relatively basic as was the bathroom, but both were clean and tidy. Nice comfortable beds with all the usual amenities (tea/coffee, TV, Hairdryer, Iron/Ironing board, fridge, telephone, modem socket). Location is excellent for sight seeing, pubs, shopping on George Street and in easy walking distance of Waverly station (despite location was not noisy).Very friendly and helpful staff. Breakfast is at Rick's just across the road. Refershingly different menu in addition to the standard breakfast fayre (poached eggs, with spinach and cheese sauce on muffins/Scrambled eggs on charred bread with chorizo and chives). Whilst the Hotel does state there is wireless internet access this only appeared to be in the lobby and did not extend to my room. Would stay there again.

Great bargain for Amazing city

Never had been to Edinburgh and found the hotel online. I travelled there this past January and stayed for 5 nights. Great central location in the heart of the city - walking distance to EVERYTHING from sites to restaurants to local shopping and pubs. Very friendly staff and nice, clean rooms en suite with bathtub/shower. Included very nice breakfast at restaurant across the street. Very quiet hotel with quaintly decorated rooms and TV. Would and will stay here again - very affordable for anyone travelling to the city!

Better than Expected

I recenty (Jan 28th 2006) stayed at the Frederick House Hotel and was a little worried about it since I had read the reviews from this web site. However, I have to say that the people commenting on it are way off base with their comments. I don't know, maybe they were looking for an Americanized chain hotel like the Hiton or Marriott wehere all the rooms all over the world are the same, but this isn't that kind of hotel. It is in a classical building with antiques and wall covering appropriate for the architecture. It is situated in the City Center, had a very friendly staff, the rooms were spotless and they offered free Wi-Fi in the Lounge area. They also include a free breakfast (in the cost of the room) at a restaurant across the street with good coffee and real eggs. As a business traveller, its hard to find any hotel that doesn't charge you 10-20 dollars a day for web access, or that also charges you more than they should for bad food. I had two co-workers that cancelled their reservations based on the trip advisor reviews and were disappointed by their decision because they paid much more to stay at a newer hotel that offered much less. Should I ever return to Edinburgh, this will be my first choice of hotels.

My husband and i stayed at this well situated hotel last week. We found it good value for money. It was great being able to iron travel weary clothes without calling for an iron, the breakfast was more than adequate , the staff helpful ..in short it exceeded our expectations.

Booked to stay 3 nites over the New Year weekend. A bit apprehensive after reading some of the bad reviews so my husband and I were pleasantly surprised by the clean and spacious room we got and the good level of service. We would not hesitate to book again at this no frills but conveniently located and comfortable hotel.

Great Location, Average Hotel

Fabulous location to visit the Fringe. Smallish rooms - ours overlooked the building courtyard through torn curtains. Comfortable beds. Bathroom ok -although some of the towels looked as though they were only fit for cleaning the floor... Tea/coffee service in room. Breakfast served across the road - my husbands was always good, but the twice we went my order was cold and incorrect... not terribly impressed. Would recommend purely on location.

Solid City Centre Hotel

This hotel will never win any awards but its main advantage is its location, right in the centre of the city and within easy walking distance of all local ameneties.

The rooms are classically furnished, beds only standard doubles, bathrooms fading but OK, with good strong showers. The hotel has no car park or restaurant, however the breakfast arrangement (included) with Rick's (opposite) works well and Rick provides a very nice breakfast.

Would I go there again? Maybe, but for the price (£90) I would look at an alternative, and in June one with air-con.

Not disappointed though.

Top Local Tips for Edinburgh

getting around Recommend you take the hop-on and off tourist buses to get your bearings. Guides on the buses are very informative and can give you good tips on where to eat etc. We were told about a fantastic fish restaurant called The Mussel Inn in Rose St which we would highly recommend. Would also suggest you take the shuttle bus to and from the airport. It's a door to door service and is cheaper than a taxi.

You do not need a car Aside from the fact that the entire island nation drives on the wrong side, there is absulotely no reason why a vacationer to Edinburgh needs a car. There is a bus (100 City Express) that goes from the airport to Princes street every 20-30 minutes. This bus only stops at specific places and only picks up at others, so pay attention or ask. On one ocassion, we took the bus into town, then took a taxi to our hotel from there. It saved a lot on fares. As to getting around, there are busses going to every place I can think a visitor would want to go, including out to Rosslyn Chapel and to Glasgow. I've never gone online to see what public transport information there may be, I've just asked at hotel desks and at laid-back attractions/pubs.
