Great service from Alex the owner, nothing is too much trouble. Rooms comfy and airy. Easy access to central Edinburgh, we were there for the Tattoo. Down side is that rooms are nor equipped with hairdryer/iron (you have to ask for these) and there are no toiletries to use in case you run out, like we did. Breakfast on par with anything else we have had, good service. OK as a B and B base, but not too good if you want that bit extra.
