This was our second stay and we were as impressed as on our first stay. All the important boxes are ticked ie clean, very reasonable rates, good location, nice-helpful owners,good breakfast,amenities provided. We would not look elswhere & we know Scarborough as we lived there for 5 years. One final point, we are at a total loss to understand the "2 rating, could do far better."

Warm friendly welcome, lovely clean room, great breakfast and a perfect location for all Scarborough has to offer. Would definitely recommend!

Ensuite far too small, stupid layout with shelf over basin so low you couldn't really use the basin, digital TV unusable due to poor aerial, could only watch BBC 1 & 2. Family room was just a normal size room with extra beds so very very cramped.Dining room quite grubby, a cheap hotel but still not value for money. No idea how this ever got a four star rating. If you can afford slightly more then avoid this B&B, if you can' afford more then try the other B&B's on the same road as they can't really be any worse.

Although we were expecting something like this from these guests we were still surprised by the score they left.
In the 4 years we have owned the Hotel we have fully decorated and refurbished the full property, we are fully booked nearly all year round and the acid test for any Hotel is their repeat bookings and through the peak season over 50% of our customers have stayed with us before. We have almost 200 independent reviews left on the web on various sites and our average score is over 9/10, how 1 person can see us differently to 1000\'s of others is a mystery.
The guest didn\'t choose to complain or raise any points when departing which is disappointing as I would have liked the opportunity to discuss them with him, I did telephone him on reading this review and although he wasn\'t able to articulate himself particularly well he made a few points before hanging up and sending me a threatening email, what a pleasant chap!!
I will gladly respond to the points he mentioned below.
1 The TV in the room, this is the point that surprised me the most, all of our rooms have DVD/TV\'s and we are in the process of adding digital set top boxes. I fitted a digi box into their room on his second day and it worked fine, on inspecting the TV after reading this I found that he had un-tuned it!! There is not a problem with the aerial just the operator! There may have been a break in the picture due to weather as sometimes happens with digital TV and even if there was a problem the guest could simply have bought this to our attention in our reception and we have gladly resolved it.
2 The size of the room. The reason we accommodated the guests in a family room rather than a double was because this was the only room we had available on the first floor and the guest had requested a lower level room as one was disabled, we therefore advised them that this was the only room we had available.
The size of the room is perfectly adequate as a family room, any inspection body such as the AA or ETC have guidelines and specifications as to minimum requirements and measurements for a certain room type, this family room does not even come close to these and it has never been an issue or mentioned to us by any other guests. We have families that stay with us every year and request this room.
The room was one of the last that we decorated and it has been refurbished with quality carpets, beds, furniture etc and is excellent quality and value for the £40-£50 that is charged. The en suite bathroom has also been fully tiled and as for the layout of the shelf above the sink, this guest clearly wants to complain about the tiniest of details, the shelf is above the sink as you would expect, how could it be laid out any different!!

3 Grubby dining room, I asked the guest on the phone to explain what was grubby and he mentioned that the tables were sticky.
He was just about correct on this issue, we previously used varnished dark wood tables and due to us using the wrong cleaning agent this had damaged the varnish and made it a little sticky, although this was due to over cleaning rather than being grubby. We now use linen table clothes.
4 How are we 4 star. Because that is how we are graded by the experienced team from the English Tourism Council. Our Hotel has been fully refurbished in the last four years and we have always consulted the ETC about changes we have made and we are now a very strong 4 star small hotel. Inspections are carried out using a point scoring system and we were at the high end of the four star band when secretly inspected last November.
As the review mentions there are 4 similar properties on our road, two are 3 star and two are four star, all are very nice and all are well recommended (although the review was at least correct in saying we are the cheapest).
Our aim has always been to offer the combination of quality and value and we can gladly say we have achieved this. However if you come expecting a £150 or £250 a night room you may be disappointed. I suggest this guest needs to be spending at least this much next time. Even then, if they look hard for minor faults they will inevitably find some.
