The rooms were shabby and in need of repair, every floorboard moved and made a loud noise when walk upon. Great if you want to know when your neighbours go for an early breakfast. The only thing holding the floorboards in place seemed to be the well worn carpet, which in some places only the mat remained. Wall paper is slowly peeling for the walls and balcony doors do not lock. Despite listing 12 to 15 television stations in the room guide, only 5 were actually functioning.

Worst of all, was the mattress on the under sized double bed. It was FOAM! A hotel experience last endured at a budget (£15/night/room) motorway hotel.

The tea and coffee and bath facilities provided were very basic and limited. I would strongly recommend taking your own shampoos, conditioners, body wash, tea, coffee and milk supplies.

Breakfast was an experience in itself. The first time I have been told that a full English breakfast does not come with scrambled eggs (just fried). Picky I know - but when I'm on holiday and have the time to enjoy breakfast, I'd like my eggs scrambled.

Upon leaving, we were presented with a hotel bill with services listed in a way that not even the receptionist who had prepared the document could explain. It eventuated that there were several "discretionary" staff tips for services it was unclear whether we had received.

Overall, Leeming House presented itself as a budget hotel you would expect to find near King's Cross or Paddington train station, offering cheap accommodation to migrant workers.

Definitely not a 4 star hotel and for value for money and falls well short of the mark. Stay elsewhere if you are having a break in the Lakes District.

Pretty Good

A good quality, 4 star hotel. The position with land down to the lake side is very good and the service was friendly and efficient. Three complaints; firstly the weather was very hot and our room (9) was just above the kitchen and consequently like a sauna. We requested a fan, which was delivered and it cooled down somewhat by leaving the windows open day and night. However, this meant we got all the cooking smells. Secondly the bathroom taps had hot and hot water. You had to run the cold for several minutes before it cooled down. Thirdly the restaurant only had full on, three or four course, meals at around £40 a head. Fine for one night, but too much for us every night. We had to go elsewhere for reasonable prices and smaller portions.
We got a good deal on price by booking with an on-line late rooms company, much better than the rate quoted by going to the hotel direct.

Wonderful

A lovely hotel. Picked from the MacDonalds brochure and paid for mostly with Tesco Deal vouchers! Very easy to find from brochure directions. We had a standard room, and although it didn't have a panoramic view the room was generously sized, comfortable and clean. The staff were heldpful and friendly. It was pleasant to stroll across the superbly maintained garden to the lakeside. I enjoyed the ambience of the various rooms in which one could have a pre-dinner drink - the furniture and decor may be a little shabby in places but I would not expect a house of this age and character to be any different. The log fires were very warm and welcoming.
The food was superb - the only complaint I had was there was only one vegetarian option on the menu for both starter and main, and as the menu did not change on our second night. However, the waiter spoke to the kitchen who provided alternative dishes. The service was excellant on both evenings of our stay.

Very enjoyable, and in a wonderful location.

Wonderful - A great pleasure

We, my husband and five year old daughter, stayed at Leeming House for 4 nights in March 2005. It was wonderful - brilliant surroundings, perfect accommodation and excellent food and service.

The hotel deserves its 4* rating - the staff couldn't do enough for us - little touches made our stay even more enjoyable, for example, the waiter giving our daughter extra chocolates after dinner - simple I know but thoughtful.

The food was out of this world - wonderfully cooked and presented perfectly - I wish I could cook like that!

You could not wish for better surroundings - right beside Lake Ullswater - and the grounds were very well kept even in March.

We will always endeavour to stay at Leeming House - anything else would not quite hit the mark!

Not as good as it should be!

We have just returned from an expensive two night stay at the 4 star Leeming House Hotel. If this hotel had lived up to its 4 stars, I would not have even mentioned the cost. It is a very attractive building, set in beautiful grounds overlooking Lake Ullswater, within easy reach of all the northern Lake District and within a few miles of the M6. The hotel is decorated and furnished in typically country-house style and was warm and welcoming during our stay but closer inspection reveals that it needs urgent upgrading to warrant its 4 stars. The bedroom was large, clean and comfortable, with a small balcony overlooking the garden (we had been charged for a room with a view of the lake and expected rather more than a glimpse through the trees!).

Our first evening meal was a big disappointment for one of our party - the main course, although beautifully presented, was ruined by careless work in the kitchen - very burnt duck skin which flavoured everything else on the plate. The second night's meal was much better, was well presented with good quality ingredients but we did not think it was imaginative enough or generous enough for the prices charged. Breakfasts, with plenty of choice, were excellent.

We feel that the hotel is not special enough to warrant its 4 stars or the prices it charges and would be better classified as a 3 star establishment. Another complaint is that there is an automatic 12.1/2% service charged which is supposedly discretionary but how many guests will complain in a busy reception - even the bill for our dog had this charge added!

On a more positive note, the hotel staff proved to be charming, helpful and very friendly.

P.S. our dog enjoyed itself!

A very average hotel in a beautiful location

This hotel has so much potential but does not make the most of it.

Be aware that if you book in the restaurant, you have to be wearing smart clothes (they didn't tell us that in advance, which caused a problem), and if you decide to eat off the 'light meals' menu, the meals really are light (except on price) - an average starter is bigger than these meals.

Threadbare carpets in our room, along with dated decor and a very narrow choice of radio and tv channels (catering for an older audience) didn't warm us to the hotel.

On a more positive note, the staff were a very pleasant bunch - they made us feel very welcome, and our requests were dealt with very efficiently.

If McDonald hotels were to invest in some modernisation, this could be a lovely hotel; as it is, it's nice but don't expect too much.

Fantastic Secluded Retreat

We stayed in Leeming House in 2003 and had an excellent weekend. We had a beautiful corner suite which overlooked the gardens and although fully booked it was still peaceful. The restaurant was great serving superior food and champagne!
I would not hesitate to recommend to friends and family and would definately return again.

I think one reviewer had an unusually bad experience. I have stayed here often and will continue to do so. Nice grounds, nice rooms, good location, fabulous restaurant. If you want a quiet peaceful time and a gourmet dining experience definitely stay here. Note that most other Macdonald's hotels are good too (but obviously some better than others - generally the higher the price the better the hotel - but I've never had a bad one yet!).

We stayed for 2 nights at the Leeming House in April. This was our 5th visit, and as always, we were thrilled. The location is perfect, away from the crowds, but just a short distance to all of the beautiful lakes.Guest rooms are very comfortable, dining is excellent, and the staff are always gracious and helpful. We will be back there next year, hopefully for much longer.

Delightfull Leeming

Stayed for one night at Leeming House Hotel and found it to be exceptionally comfortable and clean. We had a room with a double balcony overlooking the lake. Bedroom was equipped with everything you would need. Restaurant food was very good and staff were courteous and helpful. The hotel grounds slope right down onto Ullswater. Would definitely stay here again.

Do not stay at the Leeming House

We had stayed at the Leeming House several years ago, and enjoyed the place, though our bedroom was terrible. There are rooms overlooking the garden, but ours faced the car park. We decided to try it again this year. I booked by phone, and specifically asked for a room which did not overlook the car park. I was promised it would not. When we booked in, late in the afternoon, after a long drive, we found ourselves in a dark cave of a room, overlooking the car park. I rang reception and was told the hotel was full and we could not be moved. Too tried to go home, we stayed. The next day I spoke to the manager, who said there had been a breakdown in communication, and walked away. The whole stay was ruined by the false promise we were given and the dismissive attitude of the staff. A bad room there is seriously bad, and pomises at the time of booking are not honoured. NEVER EVER GO THERE!!!!!

Weather Take a raincoat and umbrella whatever the time of year

Last minute rooms or late rooms Look for discounted offers on the websites Last minute rooms and Late rooms. You will end up saving a couple of hundred pounds. Also, the hotel may tell you that the rooms are not available and offer you a more expensive room - the room you want may still be available its just that the hotel have not signed it off the system since the last guests stayed in it. Book through on the internet - it will tell you for definate if there is no availability. Also ring the hotel to see what deals they have on. If you dont mind staying mid-week, book Monday to Thursday as this is always cheaper.
