Great value for the money during low season.
Very well located right on seafront and 5 min from center with plenty of restaurant around. Great bar/reception/public area. Rooms are dated but has everything and it is good sized. Annoying music playing all the time. Limited parking but it is advertised about it. Friendly and helpful staff although they should get more staff to help front desk as during arrival (which take you some time to book in) and departure there was only one at the desk.

The website showed really nice, modern rooms but I was disappointed with the four rooms that our group had. They were old fashioned and a bit shabby. I think that the hotel was overpriced for a 3 star hotel. The breakfast was basic and a bit small. The staff were friendly, but we had a lot of problems with our booking, which took a while to sort out. I wouldn't stay there again

My partner and I were staying in Brighton on bank holiday weekend, we were lucky enough to be staying at a friends for the Saturday evening, but decided to stay in a hotel (for some privacy) on the Sunday night.
We tried calling a few, but unfortunately were already booked, then we noticed the 'King's' with a VACANCIES sign outside.
The only room that they had left was a mini suite, the "Queens Suite." costing £130.00 inc breakfast.Well what can I say, what a room, the decor may of been a little bit dated, but the room was absolutely enormous! Massive King size bed, jucuzzi bath and full working satelite T.V. The bed was one of the comfyist I have ever,ever stayed in!

The only disappointing side to this hotel was the room service! We ordered NACHO'S, easy to share and for £9.95 thought that there would actually have enough to share!?
They arrived at our door about 20 minutes from placing the order, I took one look at them and asked the waiter to take them back. Tortilla chips with melted cheese and that was it! Reception were very quick to call and asked whether we still wanted them, and I said NO, only if they have got what was stated on the menu, 10 minutes later they arrived with everything that was stated on the menu, plus they give it us for a fiver! Great location, great service, great breakfast, great bed overall great hotel.

Okay for families

This hotel claims to be the cheapest on Brighton seafront and our sea facing double room costing £85 per night seemed cheaper than we were offered by neighbouring places. The location has to be the main attraction right opposite the paddling pool and playground which our 4 year old son loved. It was clean and the staff were friendly I would stay there again and recommend it to others but I think this is mainly because there are few other places in Brighton that seem much better for families in this price range.

Our double room was really tiny, but bathroom was OK and lots of big towels. Furniture was old fashioned, but room was kept very clean and all the appliances worked. The staff were all particularly pleasant, helpful and efficient. We paid £65 for the room, including breakfast, which despite the room size seems reasonable value for a seafront hotel.

We were really looking forward to our first weekend away in a year following the birth of our baby. It was the Easter weekend and difficult to find a hotel, eventually I found a room (using a website) at the King's Hotel for £125 a night - enough I thought to ensure a pleasant and comfortable stay.

We arrived at the hotel during the latter stages of a rather drunken wedding reception, which did not make for a great first impression, but remained optimistic that once in the room this would not be a problem, and in fact is wasn't. The room however was the most depressing I have ever stayed in. It was cramped, gloomy and dated. The bathroom was even worse. The flooring material was a kind of grey lino (the same as used in the school field centres I visit). Although superficially clean the grout around the bath was mouldy. The shower was powerful, but old fashioned.

I have stayed in many hotels in many different countries, and this was the worst place I have ever stayed, and truly appalling value for money. Had I paid £29.50 (advertised in a huge sign across the side of the hotel) I would still have been depressed, but £125 !! It still upsets me to think about it.

Brighton was a great place to visit, and the staff at the hotel were friendly and efficient, but I would rather sleep in the car than stay at the King's hotel again.

I booked this hotel despite the bad reviews because I was planning a last minute weekend and everything else was full. We paid £150 per night for a seaview double. I would not have minded so much if I had paid, say, £60 for the room, but at £150 the accomodation and service was simply not acceptable :

1) The hotel and the room were both extremely shabby. Our room smelled of cigarette smoke, the curtains were broken, the taps were faulty and the floor was - well, unusually contoured!

2) We were only given one towel between us every day, despite our repeated requests for one each (not much to ask!).

3) The breakfasts had clearly been made sometime they were served, and heated up under the grill (charred baked beans, anyone?). The couple sitting next to us one morning ended up getting more and more annoyed and then had an argument, because they had received such poor food and service.

I would not recommend this hotel to anyone - however, if you can get one of the cheaper midweek rates, you may not be so upset at the general shabbiness!

Have stayed here twice, both times booked through HotelShop who offer a very good price. The first time we paid £25 pp B&B and had a lovely room overlooking the sea.
This time we took my in-laws. I asked for a room near the lift for them as my father-in-law is disabled and can't walk far. They were given the Queen Suite right opposite the lift - huge suite with four-poster bed, balcony and jacuzzi - all for £20 pp B&B! (Saying that, it wasn't that luxurious, a bit sparse and decor rather harsh, so would have been dissappointed if we had paid the full rate).
The Kings is excellent value and must be one of the cheapest deals in Brighton for midweek. Like most hotels in Brighton the price increases for a Saturday night stay.

A truly depressing experience........

I stayed at this hotel for four nights in the last week of March 2005 with a party of colleagues attending a Teachers' Conference. At first sight, the exterior of the building looked depressing - probably because of the dirty yellowish cream paint, not helped by an ancient painted sign on one gable end advertising rooms at '£29.50 a night'. We paid an average of £80 per night for our rooms.

The rooms we occupied were dingy, cramped, cold during the day and hot at night. Bathrooms were basic, with no shelf for toiletries in any of the rooms. In my room, a large TV set took up most of the dressing-table so the mirror could not be used. The shower did not work, the carpet was grubby and a window-pane was cracked.

Two of our party were forced to evacuate their rooms in the middle of the night when awoken by water dripping on their heads from a leaking roof! One of them was transferred to an 'up-graded' room. This boasted a ramshackle four poster bed surrounded by curtains which reeked of stale cigarette smoke. The lining of the window curtains was torn.

Breakfast was not good - items featured on the menu were unavailable.

The staff were friendly and helpful but seemed to be on duty 24 hours a day.

Do not use this hotel unless very very desparate.

Me and my friend stayed at the Kings for a weekend.
The price was reasonable for what we had. It is not the biggest hotel by the sea front but it's cosy and comfortable.

Had a great stay. I thought the hotel from the outside looked great compared to other sea-freont hotels considering the bashing it gets from the wind and rain.

This was my second visit to the hotel and i noticed a remarkable difference. Most of the rooms have had new curtains and carpets and all public areas have been refurbished.

The breakfast was traditional .... no complaints.

I'm sure i will return for a 3rd time soon.

I have read some of the other reviews of this place and am shocked to hear how much some people have paid. I got GBP50 through Priceline but found out I could have got the same from the hotel directly (grrr).

We switched rooms because the first one didn't have a functioning shower. Both rooms had two single beds and a request to change was met with "an upgrade will cost GBP30 per night". We did not upgrade. Our second room had carpet tiles, not carpet, which gave a certain impression.

The one good feature about the hotel was the bar area which is nice enough, even if you do have to go and chase the barman to serve a drink.

This establishment is meant to be a 3 star but I can't see why. It appears to be another hotel that those who own/run it do not care about.

I believe that a hotel should not be the abiding memory of a trip anywhere unless it was spectacular, but in this case it was for all the wrong reasons.

Do yourself a favour and stay somewhere else.
