Unfortunately, this is the worst place we've ever stayed in Italy. The place has potential but management lied and cheated its way out of a serious problem with our room. The place looks idyllic but it is so badly run that our stay ended up being a nightmare.

Fawlty Service

This is indeed a beautifully sited hotel, with exquisite gardens coursing down to the lake. Internally, too, the courtyard and the general reception area are a delight with fin-de-siecle splendor.
But, the service was, to say the least, mixed.
A "breakfast" in which the few floppy rounds of ham mingled with some very tired cheese and poor coffee was only offset in part by the view from the terrace.
But the piece de resistance came at the checkout where at 7.00 a.m.(hardly the middle of the night) we only managed to arouse one of the “receptionists” with difficulty. However, this was not “her day” for reception and could we come back at 7.30? No we couldn’t. So with much mumbling and grumbling she eventually got the bill together. And, all the while saying that “we would have been told on arrival that we could not check out at crack of dawn” (we hadn’t) and that it was not her job. Oh boy, what a send-off.
Just goes to show that the physical makeup of a hotel is important, but it is the people and the service who make all the difference.

An experiment in hotel management

The setting for Hotel Villa Cipressi is outstanding and therefore a room with a lake view is essential.
This hotel is managed by Gofathic, a massive service-industries cimpany. This is their first attempt at hotel management. Whether they expand their interest in hotel management remains to be seen. We were not impressed. A huge wait for our mediocre meal on night one meant we ate elsewehere for the remaining six nights. Breakfast was manic with only one member fo staff on duty. A request for a boiled egg was refused! A faulty bedroom light was never fixed despite daily requests. The bedroom was very basic although it was classified as a deluxe room. The absence comfortable seating came as a surprise as did the vinyl floor covering. The excellent website omits to explain the hotel has no parking. We had to park down the main road, around one klm. distant.
On balance, if we return to Varenna, we would choose an alternative hotel.

Villa Cipressi disappointment

The Hotel Villa Cipressi was a terrible disappointment. I stayed for 1 night instead of a planned 3 in the third week of July. The room was very hot and the noise was unbelievable. The traffic outside is never ending and it seems to be very popular with would be rally drivers. There is no A/C which made for a sleepless and uncomfortable night, a fate suffered by everyone else in the hotel judging by the conversation at breakfast the next morning.

Nice Hotel

Our stay at Lake Como was very pleasant in part because of our staying at this hotel. The staff are very friendly and helpful. The restaurant serves good food but the breakfast is a little skimpy. Our room overlooked the lake and the courtyard which was very nice, except for the fact that they allow people in the courtyard until about midnight and you can hear every word everyone says. No air conditioning, which is probably just fine most of the time but it was really hot when we were there and then it wasn't fine. Easy access to the town and boats to Bellagio/Menaggio. A no frills hotel but worth staying there.

Just returned from 3 weeks in Italy, 2 nights of which we stayed at the Villa Cipressi. What a beautiful hotel...large room with a view of the lake I can't begin to describe. Friendly, helpful workstaff and at a very fair price. The hotel doesn't seem too large and really gave us the feeling of staying in a Villa. Easy access by boat to Bellagio for a terrific day trip. Don't miss dinner at Albergo Milano...get a reservation and enjoy!

Beauty and the Beast

We could not agree more to the previous reviewer who wrote about this villa. We got a room on the top floor with a loft, and we desperately needed the air-con, but they didn't want to turned it on. There was some dishonesty involved as well. The first receptionist told us that the AC was broken and it will take until next week to fix that. We asked different receptionist the next day, and was told that the association (which consist of a French group and local Varena authority) is the one who decide when the AC should be turned on! The loft area was burning hot every time we went to bed. The reception told us that it will get cooler at night, but we didn't feel the difference. There was a hole in the ceiling stuffed with dirty cloth and lots of bugs in the room plus two centipedes. Also, the TV didn't work. The price we payed was rediculously high for that kind of service.

Wonderful hotel

I called at the last minute and was able to get a single room. The staff was very helpful and it was nice to walk the gardens after being in Venice for several days. The room was small but clean with a modern bathroom. I did not eat at the restaurant (booked). I would recommend this hotel and will stay there again when I return to Como.

Give this one a miss!

Probably the worst run hotel we have ever stayed in in Italy! - Badly needs a decent manager who cares about the place
We paid the extra for the deluxe lake view and, whilst the view was wonderful, nothing else worked.
Our 'deluxe' room had a bed in a 'loft' area like a cheap student halls of residence. Bathroom wasn't very clean. Room was stifling hot and reception refused to switch on air conditioning - "Not hot enough" we were told (Temps at 32 plus during the week) Guests have no control over centralised system. On checkout told the system wasn't actually working! - would have moved hotel if we had been told earlier. We ended up sleeping on the floor for 3 days out of 5 to try and keep cool!
Breakfast fine but usually ran out of most things about half an hour before last published time.
Whilst we were there there was a wedding reception at the hotel - lovely to see but guests were denied access to Bar, Restaurant, and Gardens for the evening.
Gardens great to walk through but no access to lake - take care when going through them though - my wife was stung / bitten by something and required medical intervention to sort out (still swollen 6 days later)
Do your self a favour and stay somewhere else - Hotel du Lac had a terrace / bar to die for and seemed very well run. La Cavatappi restaurant was great and Bar Nilus had wonderful views of the sunset over the lake combined with pleasant food.

This hotel is a restored 16th century villa; almost all of the rooms have a lake view (well worth the extra 10 euro a night!) In addition, guests are free to wander the extensive private gardens, complete with crumbling Greek statues, exotic foliage, and peace and quiet. We spent many a night in the gardens with a bottle of wine, enjoying the view. The staff were incredibly helpful with dinner recommendations and the like.

Villa Cipressi is in much better shape (newly renovated) than the much more expensive but shoddy Royal Victoria next door. Must be seen to be believed!

Top Local Tips for Varenna

Trains Train master or other train travellers will advise you when to get off the train, very small station. We left from Milan, stay at the main station for departure to Varenna. One cab available across the street from the train station will take you to your hotel. If you do not have train tickets to depart, there is a travel agency a few blocks from the train station, down the hill, that will sell you tickets. Make sure that you "stamp" your ticket in the yellow boxes at the train station BEFORE you depart. Same cab person will pick you up at your hotel, rather a steep hike to the train tracks with bags.

up and down.... A pretty little town but only for a couple days. Mostly all steps up and down everywhere so have to be in good shape. Not a lot of choices for restaurants and most all close at least one day a week and many not even open for lunch. Good boat service and lovely 2 hr. trip around the lake is a must.Managgio a better choice - not touristy like Belaggio with more choices of shops and restaurants. Quiet and lovely but easier to get around. No heat in hotels after May 1st even if very cold and rainy so maybe go later.

The twon of Varenna An internet cafe is located in the tobacci a few doors down from the hotel. You can also a glass of wine there, coffee, phone cards, maps etc. The owners are a delightful young couple who made us feel very welcome.
