This single storey, three bedroomed executive style villa, is fully furnished and air conditioned, and is located on the desirable gated community of Tuscan Hills.Tuscan Hills is ideally located on US 27, one mile south from the intersection with US 192 providing direct access to theme parks, Walt Disney World,(Epcot, MGM, Magic Kingdom and Animal Kingdom), Universal Studios, Islands of Adventure and Seaworld, and golf courses (Champions Gate and Southern Dunes) and also central Orlando, major airports (Orlando & Sandford) and Tampa (Busch Gardens). The Florida Turnpike is also easily accessable giving access to Fort Lauderdale, Miami and the Florida Keys.The villa is located within minutes of all essential amenities, supermarkets, pharmacies, banks, petrol station, diners, restaurants and bars.Villa The villa accomodation comprises of a Master suite with king size bed and en-suite bathroom, two twin bedrooms, a second bathroom, a fully fitted and equipped kitchen, a comfortable lounge area, with a pull out sofa bed, and an elegant dining area. Outside is a private, fully screened, southwest facing pool and spa, a comfortable shaded lanai complete with pool furniture. Private parking is available for two vehicles.In addition to the private pool and spa, there is a clubhouse with a large comfortable lounge with plasma TV, a fitness suite an indoor games room with Pool, air-hockey and football tables and internet facilities. Outside there are tennis and volleyball courts and a childrens play area.Lounge The lounge area has a high vaulted ceiling, with a ceiling fan, and tiled floor providing a cool and spacious environment in which to relax. There are three and two seat sofas, (one of which opens out into a queen size double bed) and a chair with footstool, a coffee table, a TV with cable channels and a Video/CD/DVD player.Dining Area The dining suite seats six people and is complemented by a full dining and cutlery service, for eight. There are also two bar stools at the nearby breakfast bar.Kitchen The fully equipped kitchen comes complete with a self cleaning electric range, built in microwave, dishwasher, side by side refrigerator with ice-maker, Coffee maker, electric kettle, toaster, etc.Laundry Washer & dryer, ironing board and iron.Master Suite The master bedroom has a king size bed, walk in closet, drawers, radio alarm clock and ceiling fan. It has it�s own en-suite bathroom.Master Bathroom A large walk-in shower with twin wash basins and a seperate toilet.Bedrooms Two & Three Both are twin bedrooms containing two single beds, built-in closets and drawers.Hall Bathroom Located between bedrooms two and three there is a second hall bath with a bath and shower.Pool and Spa Access to the pool deck is via patio doors from both the living and dining areas. The living area opens into a covered lanai with ceiling fan. The pool furniture includes loungers, chairs and table. The 26ft x 13ft pool is both screened and heated (extra charge) and is equipped with a solar blanket. Pool safety features include a removable safety fence and buoyancy ring.

Tuscan Hills is a gated development of only 160 properties, ideally located on US 27, one mile south from the intersection with US 192.
Interstate 4 is easily reached providing direct access to central Orlando, major airports - Orlando International (30 minutes), Sanford International (60 minutes) and Tampa - Busch Gardens (60 minutes). The Florida Turnpike is also easily accessable giving access to Fort Lauderdale, Miami and the Florida Keys.
The villa is located within minutes of all essential amenities supermarkets (Super WalMart and Publix), pharmacies (Walgreens), bank, petrol station, diners, restaurants and bars. Walt Disney World (10 minutes), Universal Studios, Islands of Adventure (30 minutes) and Seaworld (20 miniutes). Not forgetting the golfers, there are over 20 golf courses within a 20 miles radius, catering for every level of golfer, including Champions Gate and Southern Dunes.

The property is managed and maintained by a local management company who are available to sort out any problems during office hours and deal with emergencies 24 hours a day.

You will be required to pay a security deposit of �200 / $400 / �300, two weeks before arrival, which will be refunded within 28 days of your return if the management company reports that all is well.
The Villa is strictly non smoking.
