Dunedin is located in the heart of Kirkcaldy, close to shops and restaurants, and just a short stroll from the bus and rail terminals. Private parking is available and we are happy to store golf clubs or bicycles securely for our guests.
A former church manse built in 1854, Dunedin has been extensively refurbished to provide contemporary and stylish accommodation. All bedrooms have private shower rooms or en-suite facilities and are warm, clean, relaxing and individually designed.
Your Hosts:
Yvonne and Les Duffy moved to Kirkcaldy when Dunedin came on the market. They have one daughter, Ashley, aged eleven.
Les says:
Having known the previous owners, we jumped at the chance to buy Dunedin when it came on the market in 1990. We've completely restored and redecorated the whole property and thoroughly enjoyed lavishing our home with the attention to detail that is evident when you walk through the door.
Dunedin isn't a typical Bed & Breakfast - It's more than that. It's a spacious and contemporary family home that happens to be a Bed & Breakfast - and a very comfortable one too!

Important Notice : Avoiding Fraud
It's rare, but some helpful hints to watch out for with regards to fraud:
- It is important to NEVER wire funds or use/employ other fund transfer mechanisms such as western union: Always use a credit card to protect yourself against fraud. If owners pressure you into providing a deposit or refuse to accept credit cards, there is a high probability that this is a scam.
- If at all suspicious of fraud, ask to see their website, or any other literature they can provide or send to you. Ask them for contact details for guests who have previously stayed on their property insisting on telephone numbers. Be suspicious of emails that originate from free email services (yahoo, hotmail, gmail, etc)
- Research the property thoroughly on the internet to see if there is any history or mention of scams associated with the property.
