Overview
Situated in Moraira's exclusive 'Paichi' area, this spacious three bedroom semi-detached villa benefits from full central heating, private garden/patio front and rear and lovely communal pool. The large roof-top solarium, west-facing naya and two of the bedrooms afford impressive views across the valley with the 'Penon de Ifach' (Calpe's famous landmark) in the distance. There are five restaurants/bars, a supermarket and a delicatessen all within a ten minute walk. The Spanish style villa is constructed on one level: the front entrance is via a covered naya and leads, through French windows, into a large living/dining area. At the rear of the villa is a good sized, well equipped kitchen and a small utility/storage room. There are two large bedrooms (one double and one twin) and a smaller twin bedded room. All bedrooms have fitted wardrobes and bedside tables. There is one bathroom and one shower room (both with WC and hand basin).Moraira has three safe, sandy beaches suitable for children, all within a five minute drive. More beaches are easily accessible along the picturesque coast road. Originally a small fishing village, Moraira has grown into an upmarket, cosmopolitan resort whilst retaining a lot of its original character. It offers many facilities including a beautiful harbour and yachting marina, rocky coves and water sports.

Location & area
Five restaurants/bars, a supermarket, a delicatessen, go-karting and the Solpark Tennis sports complex are all within a ten minute walk. Three minutes drive away are many more good shops, supermarkets, restaurants and bars and the large, lively Friday market. There is a fish market in the harbour where the day's catch is auctioned off. The Terra Mitica Theme Park and Aqualandia Water Park are a 30 minute drive away in Benidorm.
From Moraira's picturesque coastal road lots of beautiful beaches and coves are accessible. To the north of Moraira lies Javea with its port, sandy beaches, evening craft market and lively restaurants. Also close by are Denia, Calpe and Altea. Inland the stunning Jalon Valley with its beautiful walks, fruit trees and vineyards is only a short drive away. A little further is Guadalest with its dramatic mountain top castle. The cities of Alicante and Valencia are also worth a visit.

Amenities & services
The accommodation is available for long term or weekly lets, commencing on any day of the week (arriving after 4pm and departing after 10am). The property is managed by a local property management company (ten minutes walk away) who can give help and advice to guests.
Linen is provided and changed weekly but towels for the pool/beach are NOT provided.
Long term lets can be negotiated with the owner. You are kindly asked not to smoke in the villa and pets are not permitted.
A 25% deposit is required to secure the booking (non refundable); the balance to be paid at least eight weeks prior to arrival. A £100 breakage deposit is also required with the balance refunded within 28 days of leaving the villa.
55kg of calor gas is included in the rental price. This amount should easily last for two weeks during the warmer months when the central heating is not used.

Important Notice : Avoiding Fraud
It's rare, but some helpful hints to watch out for with regards to fraud:
- It is important to NEVER wire funds or use/employ other fund transfer mechanisms such as western union: Always use a credit card to protect yourself against fraud. If owners pressure you into providing a deposit or refuse to accept credit cards, there is a high probability that this is a scam.
- If at all suspicious of fraud, ask to see their website, or any other literature they can provide or send to you. Ask them for contact details for guests who have previously stayed on their property insisting on telephone numbers. Be suspicious of emails that originate from free email services (yahoo, hotmail, gmail, etc)
- Research the property thoroughly on the internet to see if there is any history or mention of scams associated with the property.
