Overview
This beautiful villa has been in the family since it was built in the late 19th Century and it was fully renovated in 2004. It is a two-story building and in the ground floor has a lounge/common area, a social bathroom, a very large living room morroccan style decorated with fireplace, tv, hi-fi, a dining room and a fully equipped kitchen with a 4 ring stove and oven, fridge, freezer, microwave, toaster, dishwasher, washing machine, coffee machine, iron and board. The top floor has 5 spacious bedrooms old-style decorated, (1 double bedroom en-suite, 2 double and 2 single) and 3 exquisite bathrooms. The house is perfect to accommodate one large family, two families of 4 or a group of 8, and is suitable for children of all ages. Next to the house there is a very large garden area which includes a patio with private entrance and parking, a terrace with barbecue grill, garden tables and chairs where you can enjoy your meals, a pine tree area and the swimming pool area with a large private swimming pool (12x6 meters) and pool house surrounded by palm trees. There are many pool recliners, chairs and parasols for you to relax. Hope you have a pleasant stay!

Location & area
It is located in a small town called Santana, 38km south of Lisbon or 40 min. drive. Just 3km away or 5 min. drive to the pitoresque fishing village of Sesimbra, known for all its beautiful beaches, fishing and fine restaurants.
It's also close to Cape Espichel (15km) where you can enjoy a spectacular ocean view, or to Aldeia do Meco (12km) with its fabulous beaches, or to Azeit'o (12km)an old town known for its cheese, wine and 17th-18th century mansions, or to Portinho da Arrabida (20km) on the natural reserve of the Arrabida mountains which is one of the most beautiful places of Portugal, or to Setubal (25km) one of the major portuguese cities. From here you can get to anywhere in the Costa Azul (Blue Coast) cause everything is so close.
You have a supermarket on the village at walking distance, a fishing and vegetable market, shopping and very good restaurants.

Amenities & services
Check-in times are made on Saturdays between 5.00pm and 7.00pm and check-out times between 8.00am and 10.00am to allow house to be properly cleaned upon arrival of other guests. I can be flexible on arrival time if you send me your travel schedule in advance.
The house capacity is for 8 adults maximum. Exceptions made for children under 5. Extra bed will have to be requested.
The weekly rate includes pool and garden cleaning, maid service once a week, bed linen and towels changed. Changeover day at Saturdays. Also includes water, electricity and gas from June to September. Heating between October and May is not included. Extra charge for firewood if requested.
A non returnable deposit of 30% of total amount is required to confirm booking. Balance settled 60 days prior to arrival.
Last minute bookings full amount payable upon confirmation.
There is a standard procedure of payment of a '500.00 damage waiver collected upon arrival, kept until the end of your stay and returned on your departure should the house be left without any damages.
There is a list at the house with emergency phone numbers. The house is equipped with an alarm system connected to a central.
In July and August (peak season) there is a 2-week minimum stay or 14 nights. From 1st September to 30th June (low, mid & high seasons) 1-week minimum stay or 7 nights.

Important Notice : Avoiding Fraud
It's rare, but some helpful hints to watch out for with regards to fraud:
- It is important to NEVER wire funds or use/employ other fund transfer mechanisms such as western union: Always use a credit card to protect yourself against fraud. If owners pressure you into providing a deposit or refuse to accept credit cards, there is a high probability that this is a scam.
- If at all suspicious of fraud, ask to see their website, or any other literature they can provide or send to you. Ask them for contact details for guests who have previously stayed on their property insisting on telephone numbers. Be suspicious of emails that originate from free email services (yahoo, hotmail, gmail, etc)
- Research the property thoroughly on the internet to see if there is any history or mention of scams associated with the property.
