Overview

Villa San Raffaello, is a beautifully restored farmhouse plus very large swimming pool providing self catering villa rentals and apartment holidays in Sarnano in the Le Marche region of Italy.

The location
The villa nestles in an elevated position with stunning views across the Le Marche countryside to the medieval, hilltop town of Sarnano and the Sibillini Mountains beyond. The new conversion has retained the best original features and added stylish comfortable interiors to these to provide you with the ideal setting for a wonderful holiday.
Stylish Apartments
The villa is divided into four stylishly furnished apartments, two three bedroom apartments, each sleeping 6/8 people and two two bedroom apartments each sleeping 4/6 people. A room only option is also available.

The varied landscape is a paradise for walkers and cyclists, painters and photographers, and skiers and boarders during the winter. If you are a food and wine lover, you will appreciate the fayre and the many and varied restaurants on offer within 5 minutes of the villa.

Alternatively, for sightseers there is history, art and culture in abundance, places of pilgrimage, great beaches, or, shopping and the many outlet shops offering discount prices.

The villa has been furnished to a high level of quality and the old architecture now houses original art and antiques, a few funky twists and sleek kitchens and bathrooms. However, we have surveyed the market and pitched our prices lower than the market average to give our guests a great holiday at an affordable price.

Communal Facilities

There is an indoor courtyard garden or cortile, with views of the mountains and the medieval town. Also a pizza oven and a loggia providing shade from the heat of the day.

The gardens will be extended in 2008 season to include a vineyard and vegetable garden that will be available to guests for picking their own produce.



Pool

The pool is 14m long and a constant 1.40m deep.



Lavanderia/ Washing Room

At the back of the house, beyond the loggia, towards the car park is the lavanderia. There is a washing machine and a couple of drying racks, a washing line is also located just below the pool.

Dishwashers/Ovens



Environmental concerns

Rubbish is recycled locally, all rain water is fed back onto the land, The rebuild included earthquake proofing and considerable insulation and the villa's central heating is provided by a woodburner attached to the radiators.



There are re-cycling bins located in the large car park where the Sarnano market is held and on the main road into Sarnano on the left just as the shops start.



For vegetable peelings there is a composting area at the front of the house beyond the big walnut tree.






SKY/DVD/CD

Use the Guida TV button on the handset to search programmes, using the up, down, left and right to locate programmes. Press OK in the middle to access programmes.



The DVD player plays both DVDs and CDs. We have placed a few of each of these in the apartments for your use. If you have worked your way through all the DVDs let us know and we can top you up.



Water

The water from the tap is fine for drinking; it comes down from the mountain and is the same source as the mineral water being bottled in Sarnano for Ristorante and Bars.



Lights

In the apartments most rooms have an orange light switch that is visible in the dark. This turns on the main light in the room/ corridor next to the one you are in. Light switches with symbols are in Apartment Damiano (lounge) and Apartment Elisa (bottom of stairs), these turn on/off the external lights at the front and pool side of the barn.



The bedrooms of Apartment Damiano also have switches by their back doors that turn on the external light directly outside the doors. It can be difficult to see whether you have turned these lights on or off so please check and turn off when not in use.



The external lights are also controlled by the switches at the back of the cortile near the opening through to the loggia. The right switch is for the cortile itself, the middle switch is for the front and pool side of the house and barn and the left is for the back and loggia. So many switches, even we are still confused!!



The environment

During the reconstruction of the house, we have endeavoured to recycle old materials, to insulate the villa from the elements , have separated water run-off from sewage and in an effort to reduce our carbon footprint, we have endeavoured to use energy efficient light bulbs wherever possible.



We would also be grateful if you would turn off all lights and electrical appliances that are not in use and to conserve water whenever possible (there are often serious shortages). If you really need to flush the toilet, please use the more efficient, right hand flush if at all possible. Please don't leave taps and the shower running and if you manage to save any water you may like to put this on the plants outside.



Central Heating

We hope that your stay is warm enough to avoid using the central heating; which we have turned off at the boiler. If you do need this however, we will turn it on, but, due to astronomical Italian Gas costs, the charge will be €1.10 per hour.



Gas

We have left 4 orange markers around some taller plants in the back garden. As this is the location of our gas supplies, please do not play in this area.






Drainage

As the villa depends on a septic tank, the system is quite fragile. To help us avoid any nasty jobs could you please:

· Only use good quality toilet paper (as this tends to be more absorbant)

· Don't use too much toilet paper

· Don't put anything else down the toilet (no kitchen roll, sanitary towels etc…)

Wind

The Villa's elevated position makes it exposed when there are occasional high winds. Please make sure that you do not leave your windows open if you are out for the day and ensure that any lilos or inflatables that you have used are cleared away from the pool area.



Rich Pickings

Around the villa we have planted bay, rosemary, basil and you will also find wild mint, fennel and sage. Please feel free to help yourself to these and the pear, plum, figs and cherries. For later guests there are also hazelnuts and walnuts. Next year we hope to plant a vegetable garden for our guests.



BBQ.

A portable BBQ plus utensils is kept in the Pizza Oven in the loggia for your use. Please clean this after use in readiness for the next guests.
