Overview

We have 150 sq. meters comprising the entire groundfloor of our newly built villa on the lagoon, with views of sailing boats from the kitchen/diner. A short stroll along the lagoon will take you to one of Marseillan's three ports, restuarants, shops, supermarkets and colourful Tuesday market. Boulangerie just 1 mins walk.

Miles of sandy Med beaches are 3 km away, beach gear included and everywhere you look, are the blue waters of the lagoon with pine forests as a backdrop. On your doorstep are sailing, windsurfing and boating in the lagoon or along the Canal du Midi which is just around the corner from us. An excellent base for exploring the hinterland with canoeing, walking, and discovering wine domaines.
The gite is very spacious with its own independent entrance opening to the large Kitchen/Diner framed by a large plateglass window looking out to the lagoon and saling boats. Built and furnished in 2004, all equipment and bedding are of excellent quality, with 100% cotton linen.

Our lounge is well furnished with comfortable settee & loungers and has French doors opening to the pool, sunny terrace & stone barbecue for easy summer dining. There is a further shower room with toilet for pool use.

Three spacious bedrooms are beautifully appointed. All bedrooms have Ensuite facilities and French doors opening to the pool and terrace which is fully fenced off.

Twin Room with extensive fitted wardrobe and en suite bathroom. Hallway with further built in wardrobe. 2 Double Bedrooms with fitted wardrobes and ensuite shower rooms.

Outside: With exclusive, private use of a large, south-facing terrace and 8x4 fully tiled, concrete pool. New teak table, with large parasol, sun loungers and large stone barbecue complete the furnishings. There is also a covered terrace in one corner. Private gated entrance by remote control and parking for 4 cars.

Just round the corner from our villa is a boulangerie , do try their speciality of delicious hot croissants and bio bread,also some groceries are sold. Here, you will also find a pizzeria and a quaint stall of fresh oysters and mussels.

Everything you could want in a relaxing holiday is just a stone's throw away. Boating, sailing, biking along the lakeside is right on your doorstep. 3kms to sandy, Mediterranean beaches, 15 kms to historical villages in the mountains passing through vineyards to explore with free tastings. And nightlife in Cap d'Agde and shopping in vibrant Montpellier is second to none. At least 24 restaurants to try and all around the lagoon, more than 300 restaurants, fresh fish, oysters and mussels are a speciality. City tours include the historis towns of Beziers, Montpellier , Narbonne and Nimes.

Bedrooms: 2 Double Bedrooms, 1 Twin Bedroom. All bedrooms have ensuite facilities, comfortably for 2 adults. The lounge has a sofa bed to sleep two adults with shower room, and all bedrooms open to the pool and terrace.
Bathrooms: 1 Bathroom, 3 Showers. All bathrooms are ensuite, complete with WCs., and have thermostatic showers with glass enclosures.
Kitchen: Cooker, Hob, Microwave, Fridge, Freezer, Dishwasher, Washing Machine, Iron. All equipment bought in 2004, full sized fan oven and ceramic hob.
General: Central Heating. Linen and teatowels supplied. All duvets and pillows are excellent quality and brand new, 2 pillows per person. Heating is throughout the gite and comprise individual electric heaters in every room.
Dining: Seating for 6. Dining is possible up to 8, the poolside terrace has a further teak table and chairs for 8
Entertainment: Terrestrial TV, Satellite TV, CD System. Satellite TV receives BBC and about 30 English lang. channels.
Outside: Private Pool, Terrace, Garden, BBQ, Parking, Garden Furniture. Large south-facing terrace around the pool, with brand new teak table and chairs and pool loungers. Also, new BBQ.
