Overview

Villa Mimosa is a comfortable and clean three bedroom detached house, located in a cul-de-sac, with its own private pool, patio and lawned private garden. The villa is spacious sleeping 6. Downstairs is the open plan living room and dining area, including a large TV/DVD/PS2 and all you need (including microwave, dishwasher). 2 sets of double doors open out to the patio area (incl. BBQ) and the rear garden and pool. Upstairs are 3 goodsize bedrooms all kitted out with blackout blinds for a good night's sleep and there are two toilets and bathrooms (one with bath - shower, one shower only). The entire villa including bedrooms has air-conditioning.

Location & area

Villa Mimosa has a bus stop 3 minutes walk away which can take you to the the amazing Cape Greco (3km), nightlife of Ayia Napa (6km), or the quieter, fully-restauranted-up Protaras (2.5km). Mimosa beach, which also has a dive centre and beach side bar, is 400m (5-10 mins) away.
Many beaches. You can walk to the peaceful Mimosa/Green Bay beach - 400m. This sandy beach has a natural harbour with sand, swimming and a hotel bar nearby if you want to eat or drink while looking out to sea. For walking there is a coastal path. Two other key beaches nearby: (2) Konnos Bay 2km. Beautiful beach -7 mins drive - get there early to enjoy the best of the day. (2) Fig Tree Bay, in Protaras. This is the main beach for Protaras, all amenities you would expect including windsurfing.

Winter ski in Troodos 1 hours 30 min by car.

Special interest holidays
Scuba diving: Villa Minosa is a great base for scuba: there is a very good diving centre at the beach, 400m from the villa, all types of dives including cave and shipwreck dives can be arranged. Cycling: Cyprus is the 'Australia' of cycling with year round sun, south-east Cyprus has good quality roads. If you are interested please contact us for more information as we can supply you with some common cycling tools (eg. a work stand) that we store at the villa at no extra charge to you, we also have maps available. Horse riding within 10 mins drive.

Travel
60km (45-50 min) drive from Larnaca airport. 2.5 hours from Paphos airport. We recommend a car because then you can explore the entire island and easily pick the beach you want (also the heat makes it quite tiring to walk around). However it is not essential as there is shops, beach and restaurant within easy walking distance of the villa plus the local bus route runs everywhere you would want to go. We can advise and book taxi transfers if needed between the airport and the villa.

Larnaca - 45/50 mins drive. Cape Greco - great nature reserve for walks etc - 3km. Ayia Napa - nightlife - 6km. Protaras - restaurants, shopping, bars, Fig Leaf Bay beach - 1.5km. Villa Mimosa is close to: the beach (500m), bus stop (50m), shop (50m), bar/restaurants (200m; 500m), dive centre (500m).

Further details
1. Location and Information on the general area. Mimosa is situated 400m from the well-known local landmark the Gracian Park Hotel and only 2 km from Konnos Beach, generally viewed as the best beach in this area. It is 4-5km from Cape Greco, also situated just south of Protaras (3km to start of this resort) and 6km from Ayia Napa. This gives it a good location for the best parts of Cyprus (ie. Cape Greco, Konnos Bay) plus an easy base for travelling either with kids or for entertainment. For example, in nearby Ayia Napa is the largest water park in Europe, WaterWorld. Cape Grekko National Park is, great for walking, there is also scuba diving in the Sea Caves. Other places for a day trip: Pernera (many bars and tavernas, restaurants, shops and a lovely beach). Go and see the Monastery in the centre of Ayia Napa. Nicosia, the only divided capital city in Europe, is a hour's drive away and well worth a visit. 2. Local information and arriving. Villa Mimosa has a keypad entry system to get your key meaning you can arrive anytime during the day or night, useful for late night flight arrivals. Locally the shop has basics etc and is open early (7:30am), and there are numorous supermarkets around (eg. large Carrefour in Paralimni). The bus stops are just outside although we suggest a car as the heat makes it tiring to walk around. There is a restaurant/bar 200m away with satellite/pool/local food although be cautious of the singer on a Saturday night. The Gracian Park Hotel is 400m away for 'posh' meals etc. All types of restaurants and bars available in Protaras and there is a further notch up in nightlife in Ayia Napa a bus or taxi ride away. Finally the local beach, Mimosa beach, has a dive centre and relaxing hotel restaurant and bar and is 400m walk away. It is possible to walk down from the villa directly to the sea (10 mins) and along the coastline to for example Konnos Bay.

Living Rooms: Comfortable and airy living room (sofa seating for 6). LCD TV, DVD player, iPod dock and Playstation 2. As Cyprus/TV is not great, we have a large range of DVDs plus games for the PS2. (All football matches are screened in Protaras.) Cleaning/towels/
linen/maid service: All towels and linen supplied. Property will be cleaned before arrival and on exit (this is included in cost of booking). For stays longer than 1 week there is a mid-week clean and linen change.

Notes on accommodation
New furniture tastefully decorated, air-conditioning throughout and plenty of room in the open-plan living and dining area with new furniture. Cot and plastic cutlery/plates all provided. Legal stuff: smoking is not allowed anywhere inside Villa Mimosa. No pets are allowed. Only those guests specified on the booking form are permitted to stay in the villa and you are responsible for arranging your own travel insurance for the duration of the stay.

Outside
The pool (6m x 3m) has an outside shower and there is room on the lawns and patio area for swimming, sunbathing, alfresco dining and BBQ. Sun loungers/patio dining table+chairs. BBQ. Bookings with children are most welcome and the cul-de-sac location with all make it a safe environment - however remember there is a pool in the rear garden meaning you will have to keep an eye on younger children if they are not familiar with water.
